Just last month High Point Land Company held an auction on June 1st that auctioned off 60 acres of farmland in Dubuque for $30,000. The 60-acre plot was sold alongside the second tract of land, around 48 acres. Together, more than 107 acres were auctioned off.

The first tract of land, over 60 acres, sold for $30,000 an acre, which Tanner Knowlton, a High Point land appraiser believes is a state record. The second, 48-acre tract, was sold for $21,000.

Another farm that sold in May broke a county record when it sold for $2.5 million.

The land sold is located in Le Mars and consisted of 96.33 acres of farmland and 3.67 acres for the farm place (home).  The property buyers were the neighbors north of the farm. The land sold for $25,000 an acre which is more than double the average acre price in Plymouth County- $12,416 in 2021.

On top of these farms, there is also a farm in Jackson County that is for sale for $1.3 million.

There are 55 acres that are actively being farmed so whoever is lucky enough to own the land next will have a solid return of $300/acre with a farm lease agreement in place for the 2022 season. On top of that, the property has 12 acres of pasture and 28 acres of pasture/timber/pond acreage.

The property also has a concrete cattle yard that allows for extra cattle revenues. There is also a 1,200 head wean to finish hog facility on site that recently went through $30,000 in improvements.
